Pre-Sale & End-of-Lease House Washing on the Cassowary Coast

Whether you're putting the house on the market or handing the keys back at the end of a lease, the outside of the place does a lot of the talking. Up here from Cairns to Tully, a few months of tropical mould and red-dirt build-up can make a good home look tired — and cost you money on the sale or the bond. A proper pre-sale or end-of-lease wash is one of the cheapest ways to turn that around.

First impressions happen before anyone's inside

Buyers form an opinion from the footpath, and most have already scrolled the listing photos before they turn up. Green-streaked render, a black driveway and mouldy eaves read as "neglected" — even when the inside is spotless. A clean exterior says the home's been looked after, and that feeling is worth real dollars when the offers come in.

What a pre-sale wash usually covers

For a home going to market, we sort the surfaces that show up in photos and at the first walk-through:

  • House exterior — a soft wash on render, cladding and eaves to lift mould and mildew without forcing water behind the surface.
  • Driveway, paths and entry — the first thing anyone walks across; clean concrete makes the whole block look sharper.
  • Roof — black algae staining ages a house fast in listing photos and drone shots.
  • Fences, patios and pool surrounds — the outdoor areas buyers picture themselves using.

Not sure what a fair price looks like for all that? Our 2026 pressure washing cost guide runs through the local ranges.

End of lease: getting the bond back

If you're renting, the exterior is often what trips up a final inspection. Property managers up here know how quick mould comes back, and a green carport, mossy path or grimy patio can hold up your bond. Cleaning them before the inspection — rather than arguing about it after — is the easy win.

  • Carports, garage floors and driveways where oil and dirt gather.
  • Paths, courtyards and patios that have gone green in the shade.
  • Exterior walls and eaves the lease often lists as the tenant's job.

It's the same soft-wash approach we use for general house washing and mould removal — matched to the surface so nothing gets damaged on the way out.

Why timing matters up here

Sales and lease-ends don't always line up with the dry season, but the wash still makes sense whenever it lands. If you've got a few weeks up your sleeve before photos or the final inspection, book it in early — that way there's time to also sort the driveway and concrete properly rather than rushing everything into one day.
